Letting your property could not be easier
Millennium residential takes great pride in finding the right tenant(s) for your property.  Our aim is to provide all our clients with a professional, efficient and friendly service.  With our extensive knowledge of residential lettings we will be able to advise you on the best price for your property. Millennium residential covers all angles of lettings making it stress free and ensuring landlords peace of mind.

 

Our procedure is very straight forward
When you instruct Millennium residential, one of our members of staff will take professional photos and upload them to all the property portals giving you the widest coverage and exposure, as well as calling and emailing all our prospective tenants. Our office is located on the Finchley road which enables thousands of commuters a week to see our eye catching window display.

 

Our policy is to accompany all viewings
Once a satisfactory offer is made we would take a holding deposit (subject to references). Once this offer has been accepted, a full in-depth reference check will then be carried out before any prospective tenants move into a property. Once Millennium residential is satisfied with all references, we will then forward them on to the landlord for their final approval.

Before a tenant moves into a property, Millennium residential will collect a five weeks dilapidation deposit, One month rent in advance and a full inventory check-in on the property will be prepared by an independent clerk.

It is compulsory that all rented properties must have an EPC and an up to date gas safe certificate. If this has not already been carried out Millennium residential will organize this for you.

 

Deposit
It is compulsory that all deposits are registered. Under new legislation introduced on 6th April 2007, any deposit taken can be registered with; Deposit Protection Service, (DPS), My Deposits or Tenancy Deposit Scheme (TDS). Whichever scheme is used, we will give all tenants the information for them to read and sign prior to move in.

 

Our charges are highly competitive
Unlike many agencies, we do not charge for every little item we deal with, our fees are competitive and are clearly set out on our terms of engagement. NO LET – NO FEE

Consent to letting

It is essential that the landlord obtains the necessary consents where applicable from the Head lessor, Mortgagee, etc., Where possible consents should be applied for, prior to finding a tenant to avoid any delays in granting the tenancy agreement. We cannot take any responsibility for any claims or action taken by a tenant if you do not apply or obtain the necessary consents.

 

Tax advice for overseas landlords

Under the finance Act 1995, any landlord considered a non-resident for tax purposes has to pay United Kingdom Income Tax. Millennium residential are obliged by law to deduct tax from rental monies received unless we receive an ‘Exemption Certificate’ from the Inland Revenue. Whilst it is the landlord’s responsibility to obtain the ‘Exemption Certificate’, we can advise you on how to go about applying for it. Millennium Residential are not a member of a client protection scheme. Millennium Residential do not hold any deposit monies. All deposits that are taken on move-in, is sent to the DPS where they hold it for the duration of the tenancy. Please note the deposit cannot be used as the final months rent.
